米国経済指標の住宅着工件数と新築住宅販売件数の累計台数を比較すると、莫大な在庫を抱えている計算になり、毎月発表される住宅在庫数と合いません。住宅着工件数ー新築住宅販売件数は、ここ1年間で毎月60～100万件のペースで増えているのですが、米商務省が発表した06年4月末は56万件です。在庫は累積値ですから、56万件は少なすぎます。着工件数か販売件数の定義が違うのでしょうか?

確認してないですが、たぶん立替えなどが着工件数に含まれ、販売に含まれないのではないでしょうか？

The starts estimate is not similar to the sales estimate because the sales estimate only includes statistics for one-family homes that were built to be sold. The starts estimate includes multi-family units. It also includes single-family homes that were not built for sale.
Homes that are not built for sale include: homes for which a contract has been signed to have a builder build a custom home on the owner's land, homes for which the owner of the land acts as the general contractor, and homes that are built as rental units. These homes, though not followed in the sales survey, are followed up through to their completion.
